The Prescott Real Estate Seller’s Guide

The Prescott Real Estate Seller’s Guide will help make selling your house a positive experience, instead of a scary one.

It will lay out what to expect during each phase of the process of selling your home.

You’ll find out strategies and techniques to market your house to sell quickly, what to set the asking price for that will get the most possible in the end, and how to avoid potential liabilities.

Along the way, you’ll get tips and tricks that you may not hear from other real estate agents.

Why Did I Create The Prescott Real Estate Seller’s Guide?

I’ve been a web developer and Internet marketer for over 24 years.

I’m used to rapid change and innovation.

My wife and I had the opportunity to start flipping houses a few years ago, so I got my real estate license just to sell our own property without paying a commission.

Since then, I’ve expanded my efforts from selling my own properties to selling property for other people, people like you.

As I learned about the real estate industry, I was shocked to see how stuck in the past it seemed.

There are a lot of great real estate agents who are doing a good job for their clients.

I found that most agents really want to help their sellers and do the best job they can.

Real estate agents are some of the nicest, most helpful people in the world.

While most of them are embracing the changes that are happening in the industry, there were too many agents doing things the way they’ve always been done.

It’s hard to keep up with the fast pace of changes.

Sitting in classes or meetings, I hear stories of home owners that I know are not getting the full benefit of what is possible today.

I can’t stand by and watch any more.

This guide is an effort to change that.

After you read this guide, you’ll be better educated, and equipped to ask your real estate agent for everything you deserve.

You’ll know what you watch for, and what questions to ask.

You’ll be a better client and your agent will do a better job for you.

Overview Of The Whole Process

Selling the biggest financial asset in your life can be a little intimidating.

It’s a good thing that millions of other people have done it before you.

Because there’s a lot of money involved, people have tried every scam they could think of, so the real estate industry and the lawyers have created forms and processes and regulations and laws to make sure that everyone is protected in the whole process.

You might see some funny things along the way, but know that they were created because someone, somewhere tried something to take unfair advantage. Everything that happens is there to protect you.

Your Real Estate Agent

Before you select an agent to work for you, you need to decide if you want to sell your house your self, “By Owner”, or have the help of someone who knows how to play the game and look out for your interests.

We’ll discuss the pros and cons of either choice. Even though I’m an agent myself, I can see times that it’s best for you to do it yourself.

If you choose to use an agent, we’ll talk about what you can expect from them and how to best manage them to get the best results.

Preparing Your House

Before you put your house on the market, you might want to do something to make it more appealing to buyers.

You might not.

What’s worth the investment and what’s a waste of time and money?

We’ll review the options so you can make an educated choice.

Pricing Strategy

Now that the house is ready to go, we need to set the asking price.

The market determines the final price, but you set the asking price.

Do you want the absolute top dollar and you’re willing to wait for it? Or do you need the money, OMG, right now?

You’re decisions determine the starting price and how long it will stay on the market.

I’ll show you why.

Marketing

You’re house is ready. You’ve determined your asking price.

It’s time to get it on the market and try to actually sell it.

How do you attract buyers? How do they find out you want to sell it?

Once they do find your house, why would they want to buy it?

It’s all about the marketing, and everything is marketing.

What story are you trying to tell about your house?

I’ll explain the options and the best marketing strategies.

Open Houses and Showings

People are interested and they want more information about your property.

Do open houses attract buyers? What’s the protocol for showings?

How do we get someone to actually give us an offer?

Waiting is the hardest part. Be patient.

I tell you about the secret life of open houses.

Negotiation

Someone gives us an offer. Do we take it? Do we counter?

What do we want? What do they want?

How to play the game without getting emotional, if that’s possible.

I explain my personal rule for negotiation.

This is my personal favorite part of the process and the point that most people fail.

Closing The Deal

This is where all of the paperwork happens.

We open an escrow. Every report, form, disclosure, and signature needs to happen by the right time, on schedule, and be given to the right person.

I have to keep notes to make sure I don’t forget anything.

It’s exhausting.

I’ll explain what the important forms are and why they exist.

We’ll talk about what it takes to make it to the finish line and actually close a deal.

Glossary

Every industry has it’s nomenclature, the secret words that all the cool kids use.

If you hear something that you don’t know the meaning of, this is where I explain them to you.

You can be a cool kid too.
